Questions

How often does an EICR need renewing?

Every five years for rental properties in England — or sooner if the report itself specifies an earlier re-inspection date. That report date is the one that counts, and it catches landlords out.

What are the gas safety rules?

An annual gas safety check (CP12) by a Gas Safe engineer, with the record given to tenants within 28 days. Penalties can reach £6,000 per breach.

What happens if a certificate lapses?

Councils can issue civil penalties — up to £40,000 for electrical safety breaches under the Renters' Rights Act. An expired certificate can also block possession proceedings and lead to rent repayment orders.

What is the PRS database?

A national register for landlords in England, opening from late 2026. Registration will require your gas, electrical and energy certificates — the pack CertSorted keeps ready.
